The service

BuildWatch is a product of Emroniq LLC (“EMRONIQ,” “we,” “us”). BuildWatch monitors publicly posted local government agendas and sends summaries of land-use items near addresses you choose. By creating an account you agree to these terms.

Information is not official or guaranteed

Summaries are prepared from public documents using software and human review, and may be incomplete, delayed or wrong. Agendas change, items are deferred, and decisions can differ from staff recommendations. BuildWatch is not a substitute for the official record, legal advice, a title search, a survey or a zoning verification letter. Always confirm details with the responsible government office before making financial, legal or real estate decisions. We do not guarantee that every item near you will be detected or sent.

Text message program

Program name: BuildWatch Alerts, operated by Emroniq LLC. Description: alerts about rezonings, variances, subdivisions and other land-use proposals near your saved addresses, plus sign-in codes and meeting reminders. Message frequency varies. Message and data rates may apply. Reply STOP to cancel at any time; you will receive one confirmation message. Reply HELP for help or email support@emroniq.com. Carriers are not liable for delayed or undelivered messages.

Accounts

You must be 18 or older and use a mobile number you control. Keep your phone secure, since it is how you sign in.

Paid plans

Paid plans renew monthly until canceled. You can cancel anytime from the billing portal in your dashboard; access continues until the end of the paid period. Prices may change with 30 days notice. Fees are non-refundable except where required by law.

Acceptable use

Do not resell or republish alerts in bulk without a written agreement, attempt to access other accounts, overload the service, or use it to harass anyone named in a public record.

Limitation of liability

To the fullest extent permitted by law, BuildWatch is provided as is, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.

Governing law

These terms are governed by the laws of the State of South Carolina.
