What kinds of projects trigger an alert?

Rezonings, variances, special exceptions, subdivisions, major site plans and annexations that appear on the planning commission and zoning appeals agendas we cover. Routine business like approving minutes is skipped. County-wide rule changes go in the weekly report instead of a text.

Which areas do you cover?

Lexington, Richland and Kershaw counties today, starting with county planning commissions and zoning appeals boards. We add town boards after checking each one. If you add an address outside our coverage, we will let you know and you can join the waitlist.

Does an alert mean the project is approved?

No. Almost every alert is about a proposal that has not been decided. Each alert says what stage it is in, such as a public hearing or a recommendation to County Council, and when and where you can comment.

How quickly will I hear about something?

We check agendas several times a day. Counties usually post agendas one to two weeks before a meeting, and each item is reviewed by a person before it is texted, typically within one business day of posting.

Can I watch more than one address?

Yes. Watch+ covers up to 5 addresses, Agent up to 10 areas in one county, and Builder / Investor up to 100 areas across every covered county.

Where does the information come from?

From public agendas and staff reports published by each county. Every alert links to the original document. Details can change at the meeting, so always confirm with the county before making decisions.

How do I stop the texts?

Reply STOP to any BuildWatch text, or turn text alerts off in your dashboard. Reply START to turn them back on.

Do you share my phone number or addresses?

No. We use your number to send your alerts and your addresses to match them. We never sell or share them for marketing. See our privacy policy.
